Short Sales Pre-Foreclosures Foreclosures

SHORT SALE This where a borrower owes an amount greater than the current market value of the property. In some circumstances the lender is willing to accept an amount less than it is owed.
PRE-FORECLOSURE This is when an institution or lender has initiated foreclosure proceedings but does not yet have ownership. In some cases a sale can be negotiated between the Buyer, Seller and the Lender. This can save the current owner from foreclosure and save the lender considerable expense
FORECLOSURE In this case foreclosure proceedings have been completed and the lender or institution now formally owns the property. Negotiations are done through the agent directly with the lender or corportate owner or asset manager.

In all of these cases the lender, bank or other institution does not want to own the real estate but would like to recoup as much of it's investment as possible. This can often give an investor or home buyer an exceptional opportunity to buy at a greatly reduced price.
